What does Individual Leasing mean?

Each resident signs their own lease for their specific bedroom. If a roommate moves out, the other residents are not responsible for that person’s rent. Common areas remain shared spaces for all residents.

What are rental installments?

Rental installments are equal payments made throughout the lease term. The total lease amount is divided into scheduled installments that are paid over the course of the year.

Why is my rent not prorated?

Rent is not prorated because the total lease amount is divided evenly into installments rather than being based on a traditional monthly rent structure.

What if I need something repaired in my apartment?

Residents can submit maintenance requests through the resident portal, contact the leasing office, or notify management directly for service needs. Emergency maintenance support is available for urgent situations.

How do I pay my rent and when is it due?

Rent is due on the first day of each month and can be paid online through the resident portal using approved payment methods. Additional payment options may be available through the leasing office.

Is Theory Syracuse pet friendly?

Theory Syracuse offers pet-friendly housing options. Residents should contact the leasing office directly for current pet policies, breed restrictions, deposits, and monthly pet fees.

What should I bring to my new apartment?

Apartments come furnished with major furniture and appliances. Residents should bring personal items such as bedding, towels, kitchen supplies, toiletries, decorations, and other everyday essentials needed for comfortable living.
